Sewer Line Repair & Replacement in Shaker Heights
Shaker Heights was laid out in the 1910s and 1920s as a planned garden suburb; its Tudors, colonials, and Georgians sit on deep lots with clay laterals that are now a century old. The camera usually finds a long run with roots at every joint, cracked bells under the front walk, and a cast-iron house drain that has corroded rough.

A planned suburb with century-old pipe
Shaker Heights was built as a single composition. The Van Sweringen brothers laid out the streets, set the architectural rules, and ran the rapid transit lines out from downtown Cleveland, and the houses along Shaker Boulevard, in the Fernway and Mercer neighborhoods, and around the lakes went up between about 1912 and 1940. Beneath those houses the sewer laterals are vitrified clay in short lengths with mortar or tar joints, running from a cast-iron house drain through the foundation wall and out to the main. On some streets the sanitary main is in a rear easement rather than the street, so the lateral may leave the back of the house.
The south and east sections, Sussex, Lomond, and parts of Moreland, filled in during the 1940s and 1950s with smaller colonials and some ranches. Those laterals are still clay, with a chance of Orangeburg in the postwar builds. There is very little PVC in Shaker outside of infill houses and laterals replaced after a collapse.
Where the trouble comes from
The soil in Shaker Heights is glacial till over shale, with pockets of clay that hold water and a water table that rises near the Doan Brook valley and the lakes. The ground moves with the seasons, and a frost line near three feet lifts the first run outside the foundation every winter. After a hundred such winters the joints in a clay lateral are open, and the bells near the house are often cracked.
The trees are the defining issue here. Shaker was planted with oaks, elms, sycamores, and maples that are now among the largest street trees in the county, and their roots run far beyond the crown. Every weeping joint is an invitation, and the camera usually shows root intrusion along the whole length rather than at one spot. Parts of Shaker Heights also drain through older sewers that can surcharge in a hard rain, so a basement with a floor drain and no backwater valve can take on water when the main fills.
The right method for a long, rooted clay lateral
Cured-in-place lining is the natural fit for Shaker laterals, because the pipe is usually intact but leaking everywhere. After a camera inspection, the installer hydro jets the line and cuts the roots back to the pipe wall, then inverts an epoxy-saturated felt liner from the cleanout and cures it with hot water, steam, or UV. A single liner can run well over a hundred feet, which matters on these deep lots. Once cured, the joints are gone and the roots have nowhere to enter.
Pipe bursting becomes the answer when the camera finds a collapsed bell, a telescoped joint, or an offset the camera cannot pass. The bursting head is pulled through from a pit near the main toward a pit at the house, breaking the clay while fused HDPE follows. For one cracked bell under the front walk in an otherwise sound run, a sectional point repair cured over that spot avoids both lining the full length and digging up the walk.
Permits, inspections, and the city's standards
Shaker Heights issues sewer and plumbing permits through its building department, and the city is particular about documentation. Expect the inspector to require the pre-lining and post-cure videos and, for a bursting job, a visit before the pits are backfilled. Any work in the tree lawn or street needs a right-of-way permit, and the city's tree protection rules apply to pits dug near a street tree. Shaker's sewage flows to the Northeast Ohio Regional Sewer District system, so district connection rules apply, including prohibitions on storm water in the sanitary lateral.
If the main runs in a rear easement, ask the city where the owner's responsibility ends. In most communities it is the main itself, but the easement geometry can make that a long way from the house.
What happens on the day, and choosing an installer
A lining crew sets up at the basement cleanout, jets the line, films it, wets out the liner on site, inverts it, and cures it. Drains are off for most of the day. Branch connections, such as the kitchen or a basement bath, are reinstated with a robotic cutter and the finished pipe is filmed. A bursting crew brings an excavator, a pulling rig, and a second day for restoration.
Ask each bidder for the full camera footage, a scope that names the footage of pipe and the liner thickness, and the warranty. To compare contractors whose training and insurance have been verified, find a verified CIPP contractor and request a reference from a Shaker Heights or Cleveland Heights job with a run of similar length. A crew that has lined under a slate walk and a hundred-year-old oak will know what to expect here.
Sewer Line Repair & Replacement in Shaker Heights
When repair means replacement
Some lines cannot be lined: collapsed runs, long bellies, undersized laterals, or pipe so deteriorated there is nothing left to bond to. Replacement does not have to mean a trench. Pipe bursting replaces the whole run through two small pits. A spot excavation replaces a short failed section where the camera has marked it. Open trenching is the last resort, reserved for lines that cannot be reached any other way.
Deciding between the options
The camera inspection and a utility locate answer the questions that matter: how much of the line has failed, how deep it is, what crosses it, and what sits on top of it. A collapsed section under open lawn may be cheapest to dig. The same collapse under a driveway, a slab or a street is a bursting job. A single crushed joint is a point repair, not a replacement.
What the new pipe is
Bursted lines are fused HDPE, jointless and root-proof, rated for well over 50 years. Spot replacements are usually PVC with shielded couplings to the existing pipe. Either way you should receive footage of the finished line and a written warranty.
Permits, the street connection and the city
Replacing a lateral is permitted work everywhere, and any pit in the sidewalk or street needs a right-of-way permit and restoration to city standards. Where the connection at the main is replaced, the city inspects it before the pit closes. The contractor should handle all of it and say so in the quote.

Questions we hear in Shaker Heights
Who maintains the sewer lateral in Shaker Heights?+
Shaker Heights follows the common Cuyahoga County rule: the property owner is responsible for the lateral from the house to the main. Because Shaker lots are deep and the mains often run in the street or a rear easement, that run can be long. Confirm the connection location with the city before bidding.
Why do Shaker's trees cause so much sewer trouble?+
The oaks, sycamores, and elms planted when the suburb was built are now enormous, and their roots reach far beyond the canopy. A century-old clay joint weeping into the soil is an easy target. Pin oaks and silver maples are the most common culprits in Shaker camera footage.
Can a long Shaker lateral be lined in one piece?+
Usually yes. Cured-in-place liners are made to length, and a run of over a hundred feet from a basement cleanout to the main is routine. The pipe must be round and the camera must pass end to end after jetting. A collapsed section would require a spot excavation or bursting.
How disruptive is the repair on a Shaker property?+
Lining works from inside the basement or a cleanout, so slate walks, brick driveways, and mature plantings stay in place. Pipe bursting needs two pits, one at the house and one near the main, and on a deep Shaker lot the crew will plan carefully to avoid roots and hardscape.
How long will the project take and what does it cost?+
Most Shaker Heights liners are installed in a single day, with longer runs occasionally taking two. Price depends on footage, depth, the number of branches, and whether the street is opened. Compare bids on a written scope backed by camera footage. Estimates are free; call now.
